Our Dilapidation Process
Our dilapidation framework has been developed through an evidence-based approach. Our process allows for the identification of value-adding opportunities which we then build a bespoke strategy around.
We recognise that there is financial value in the speed of resolution, therefore timings are key in the formulation of every one of our dilapidation strategies.
Managed by leading RICS dilapidation specialists we continually review our practices with our legal partners alongside our dedicated Dilapidations Manager who proactively manages every job.
Our Project Process
Our Project framework has been developed through collaboration with our partners and clients, applying a value-centric process.
Unsure how to get the right result? We have it covered. Managed by experienced project managers we work hard to get you the result needed to meet budget time and quality.
Leading the way on image innovation
Digital images have been around for years, however, we have invested hundreds of hours into testing equipment until we found the best solution for 360-degree image technology which enables us to record panoramic views and manipulate these images into what we call our V360 Tours.
We are able to provide these tours as an add on service for clients, but they are also invaluable to our staff when writing reports or specifications, allowing observers to fully appreciate the layout and feel of a property, far more than individual images can.
V360 Tours have proven to be great tools in resolving dilapidation roles. Having images to hand and being shareable with all parties means we lose no time in starting negotiations jointly without the need to attend the site together. In the post-Covid world, this has been invaluable, and it also means surveyors have no excuse for not engaging swiftly.
Project updates and contractor tender documents benefit from our V360 Tours, we have seen the improved speed of tender returns and accuracy from contractors and subcontractors. Our V360 Tours provide a great reference tool to everyone, allowing them to revisit areas onscreen or jointly discuss a query so there is no stone left unturned.
Data and technology will increasingly impact the profession from a technical, ethical, practical, and regulatory perspective. We welcome your feedback on themes and areas where we should provide additional content to help the profession take advantage of the benefits and manage the potential risks.
As with all disruptive change it also creates challenges. In the 21st century, global platforms like the internet and mobile communications can be subject to 19th-century governance that, based on certain geographical and political boundaries, can raise barriers to innovation. Traditional economic systems are breaking down under the strain of porous digital borders and the increasing openness of information has the potential to bring about fundamental geopolitical change. As computing power has increased – and the volume of data available with it – AI has made significant progress.
Disruptive though these changes were for the industries concerned, as far as the property industry was concerned, the pace of change was measured. The change was evolutionary rather than revolutionary. The Fourth Industrial Revolution is upon us likely fundamentally alter the way in which we live, work, transact and relate to one another. Vantage will not be left behind and our use of V360 reporting embraces just that.
